The aim of this study is to specifically understand the officetel market by empirical analysis for the determining factors that affect determining the price of the officetel in Busan. In my opinion, it can help officetel providers to select the appropriate size and location that analysis for the factors determining officetel price with market price, and also it can help customers officetel to choice depending on the purpose. So I was conducting this study. In this study, I analyzes the factors determining the price of Officetel using a OLS linear regression, semi-log model, and a robust regression-Busan area Officetel Real Transaction Price as the dependent variable and factors representing the physical characteristics, locational characteristics and regional characteristics as independent variables.

Remodeling of multi-family house (MFH) has emerged as a major issue in the construction industry. Many decision-makers are struggling to determine whether to conduct a remodeling because of insufficient information including standard or method for projecting the price of their facilities after remodeling works. In this context, this research has conducted for analyzing how the price of the MFH is shifted by remodeling works. To achieve this research goal, (i) fourteen MFH remodeling cases were collected and (ii) price variation for the collected cases was analyzed in order to figure out how remodeling work affects the price of MFH cases. Finally, this research suggested the factors determining price of the MFH, wherein remodeling work has been conducted. From the results of this research, it is expected that the decision-makers can understand what is the crucial factors for determining the price of their MFH when they plans remodeling, and further this research can be a corner stone for developing a model for predicting the price of MFH if remodeling would be performed.

In this study, we examined whether common idiosyncratic volatility(CIV), a risk factor for idiosyncratic volatility, can be evaluated as a pricing factor. The sample is listed on the Korea Exchange. The analysis period is 288 months from July 1992 to June 2016. The main results of this study are as follows. First, in the empirical verification of the market excess returns of the testing portfolios, the difference in the return on the CIV factor sensitivity difference was statistically significant. In other words, we confirmed that there is a risk premium for CIV factors. Second, CAPM, FF3 factor model, and FF5 factor model do not explain the risk premium for CIV factors, whereas factor models that add CIV factors explain the risk premium for CIV factors. In other words, the CIV factor can be evaluated in terms of pricing factors.

우리나라의 전기요금제도는 각종 정책적 요인을 반영하면서 형성되어 왔으므로 근본적인 가격결정원칙이 결여되고 있으며 가격결정의 일반원칙에 비추어 볼때 여러 문제점들이 노출되고 있다. 본호에서는 현행 전기요금구조의 개선방안으로서 주택용 전기요금의 누진구조 완화, 업무용 전기요금의 1, 2종 구분폐지, 산업용 최대부하요금의 시간대 구분변경 및 요금차등률의 적정화, 그리고 기본요금 비중의 조정을 제안하고 있다. 또한, 전기사업의 새로운 여건변화에 부합하는 장기적인 전기요금 정책방향을 다음과 같이 제시하고 있다. 첫째, 에너지 경합시대에 대응하는 시장경쟁형 전기가격 결정원칙으로서 한계비용 가격원칙의 채택이 필요하다. 둘째, 수요관리형 전기가격 정책방안으로서 최대부하 요금제도의 확대적용, 소비자 선택형 요금제도의 실시, 그리고 전전화 수요가요금제도의 도입에 과한 정책검토가 요망된다. 셋째, 전기요금수준적정화를 위해서는 정책적요인에 의한 전기가격 왜곡요인 배제, 독점기업으로서의 전기사업자의 비효율성 해소, 투자정보율 규제에 대신하는 전기사업자의 합리화 인센티브 규제, 경영부실에 기인하는 비용증대 부분의 불인정, 이시점간설비투자비의 적정배분등을 통하여 전기요금수준인하를 모색하여야겠다. 끝으로 전기요금 개정시 이해당사자들의 견해를 공개적으로 반영시킬 수 있도록 전기가격 조정심의기구와 같은 제도적 장치이 설치가 요망된다.

Discussion of the validity of the software price has been constantly followed in it. For interests friendly relations between the supply provider and consumers, suitable pricing logic is required to convince each other in the market. However, in reality, not only there is no exact calculation standard of the factors that determine the price still, and also lack understanding of the factors. The fact is that by this, each supply company has a software pricing by different criteria, so consumers keep questioning It's a reasonable price. In this paper, it is intended to analyze a variety of factors that influence to the software price and base on this determine a reasonable price formula model of software packages.

주택 매매에 있어서 가격에 대한 예측은 매우 중요하지만, 실거래 발생 전까지는 정확한 가격을 알 수 없다. 그렇기에 주택가격을 예측하는 많은 연구가 진행되어왔다. 주택가격을 결정하는 영향요인은 크게 주택의 내부요인과 주택의 외부 요인으로 구분되는데, 내부적인 요인 (공급면적, 전용면적, 층, 방 개수 등)에 대한 연구가 많이 진행되었다. 하지만 외부적인 요인 (위치 요인, 금융요인 등)에 대한 연구는 미비하였다. 본 연구는 주택 매수자 관점에서 가격 예측 시 외부적인 요인 역시 중요하다고 판단하여 외부요인을 적용하고자 한다. 본 논문에서 제안하는 방법은 다양한 외부요인 중 주택의 위치 정보를 활용하여, 해당 정보 기반으로 도출 가능한 데이터를 추가한다. 또한 이용량에 따른 지하철역 데이터를 추가하여 관련된 여러 영향요인들을 분석 및 적용 후 머신러닝 기반 예측 모델을 생성한다. 생성된 모델들에 주택매매 실거래 데이터를 적용하여 예측 정확도를 비교 후 높은 정확성을 보이는 모델 결과에 주요하게 영향을 끼치는 요인에 관하여 기술한다.

According to the National Contract Law, when determining Estimation cost Contract officers should consider contract quantity, contract period, supply and demand condition, difficulty of contract enforcement, terms and condition, and other various conditions based market price, costing based pricing, and appraisal. And they should not overestimate or underestimate the estimation cost. But the estimation cost system is used as preparedness for audit against the contract law. In this study, we identified the factors affecting estimation cost and analyzed their influence on estimation cost.

프랑스는 지난 82년 5월부터 휘발유(고급 ㆍ보통)와 경유(차량용 ㆍ난방용)에 대해 정유사가 월단위로 공식에 의해 산정되는 가격내에서 공장도 가격을 결정할 수 있는 새로운 유가 연동제도를 도입, 시행해 오고 있다. 이 제도는 국내가격을 국제시장 가격에 연동함으로써 가격결정 과정에서의 인위적 요인을 최소화하여, 연동공식에 상한(Ceiling)과 하한(Floor)을 설정, 공급위기시 급격한 가격변동으로 소비자와 정유사를 함께 보호하자는데 목적이 있다. 그 메커니즘을 알아본다 <편집자주>

최근 전자 상거래가 증가하면서 인터넷 경매를 통하여 물품을 거래하는 경우가 확산되고 있다. 하나 기존 인터넷 경매 시스템들은 경매 물품의 경매 가격을 판매자의 결정에만 의존하고 있어서, 판매자가 물품의 경매 시작가격, 낙찰 예상가격, 즉시 구매가격 등을 정하는데 어려움을 가지고 있었다. 이를 해결하기 위하여 과거의 경매 기록을 데이터베이스로 구축하여 이를 통하여 판매자에게 경매 가격을 제시하는 방법이 제시되었다. 그러나 여기서는 경매 물품에 따라서 경매 가격에 중요한 영향을 미치는 속성 정보와 가중치 부여에 대한 기준이 제시되지 못하여 잘못된 정보 제공으로 경매 물품의 가격이 지나치게 낮게 결정되거나 높아서 유찰되는 경우가 발생한다. 본 논문에서는 이러한 문제점을 해결하고자, 과거의 경매 기록과 인터넷 전자상거래 사이트의 가격 정보로부터 경매 가격 결정 요인과 가중치를 추출하여, 사례 구조화 과정을 통하여 사례베이스로 구축하고, 이를 적용하여 적합한 경매 가격을 자동으로 생성하여 이를 판매자에게 추천하는 시스템을 구현한다.
