An Economic Evaluation on applying EIFS to Residential Building Remodeling for Energy Performance Enhancement

Abstract

Improvement of building's energy performance is associated with the global trend of energy savings. Therefore, the construction industry has a tendency to change from new construction to remodeling and exterior insulation finishing system. It would be reasonable as a way to ensure thermal performance of buildings. The purpose of this research is applying EIFS in remodeling. The research examines the theory and practices for remodeling and EIFS. And it builds a 3D model of residential buildings to analyze economics by calculating the initial construction costs based on the historical performance cost and energy costs based on Autodesk Green Building Studio energy simulation. This study determines the cost recovery period by using simple payback period method, net present value method, internal rate of return method and LCC analysis. Result of the simple payback period is 2.92 years and the discounted payback period is 3 years. And it has economic benefit from the third year after remodeling according to the LCC analysis.
