Abstract
Estimating the Life Cycle Cost is important to the owner in terms of managing project cost and planning green buildings. A precisely performed LCC analysis will guide one to compare all alternatives and fix reasonable budgets required for each project. Despite the importance of LCC analysis, most of the local construction industries are not taking chance of this advantage. This study intends to clarify the factors which are inhibiting the efficacy of the existing LCC analysis and proposes a reformed model, BIM applied LCC analysis, as a method of improvement. In conclusion, the proposed LCC analysis process can enable the owner to readily obtain realistic geographic information surrounding the building in a highly intensive and accurate manner. Grounded on the analysis, the owner is encouraged to make the most reasonable decision. The authors expect this study to promote the use of LCC analysis among construction practitioners and contribute to more efficient construction management practice.
