This study is aimed to understand the development phase of the department stores in Seoul. We analyzed the location, zoning, scale, area and characteristics of architectural planning on 50 cases from 1970's to present. Through these analyses we ascertained that the location, zoning and scale are related with the character's of the site as central place and have the period division. The period division is 1) A formative period in CBD & Cheonglyanglee subcenter(1970-1979), 2) A reinforcement period of the subcenter(1979-1988), 3) A expansion period of regional center(1988-1999), 4) A reinforcement period of center place(2000-). Based on these we analysed the characteristics of architectural planning in the escalator and it's hall, function & program and roof-garden & common space. We draw that the location & zoning is closely connected with Seoul's urbanization and periodical conditions for central place had influence on the architectural planning of department store in Seoul.
