An Analysis on Work Delaying Factors in Apartment Building Construction

작업 지연은 건설 사업의 확실성을 저하시키는 요소 중에 하나이다. 작업 지연의 원인 분류체계를 확립하고 관리 항목을 도출하는 것은 건설 사업의 경쟁력을 갖게 한다. 하지만 작업 지연 단계의 분류체계나 지연 원인 도출에 관한 연구는 미흡하다. 따라서 본 연구에서는 건설 사업에서 차지하는 비중이 높은 공동주택 건축공사를 대상으로 설문조사를 실시하고 이를 통해 작업 지연 원인을 파악하고 공종별 지연 요소를 도출한다. 그리고 지연 요소의 우선순위를 선정하여 작업 지연 요소를 효과적으로 제거하고 관리할 수 있는 중점 관리 항목을 제시한다.

Work delay is the one of facts that make the reliability of construction business decrease. Building a causal classification system of work delay and deducing the managemental item for it gives a great competition to the construction industry. It is, however, so rare to study about work delay so far. Therefore, this research analyzed a questionnaire, which is focussing on the public apartment construction, to look into the causal root factors and deduce the work delay factors. Finally, we suggest a major managing point to remove effectively the work delay factors.
